Short Sales

I need to vent my opinion of the term (Short Sale) being thrown around in today's market due to the mortgage industrie's 2004, 2005 lending practices and buyer speculation. The reality is short sales are a huge wast of time in a market that now has many bank owned properties available in the MLS and in their own foreclosure departments. I recently heard a buyer put in perspective. Making on offer on a short sale is like placing your hand in a hornets nest. Please if your interested in pursuing the short sale market read as much as you can about the subject before you make an offer. If your looking for a bang up deal in this market call me so I can point you in the right direction and avoid major head aches. Just Got Married

Hot Days of Summer


First I'll start off with the fishing report. Warm water in the Gulf of Mexico 80+ degrees this time of year brings the sharks in making them an easy catch. The mackerel have been around the outlets in large numbers due to huge amounts of bait everywhere. King fish and Cobia have been easy to find this summer just a mile or two off shore. I've posted a picture of my mortgage broker friend Mark with a nice King Fish.


On the business front can you say buyers market. The buyers I'm working with this summer have negotiated outstanding deals. Large inventories coupled with motivated sellers equal outstanding opportunity. I've spent the past two days showing 3 bed 2 bath 2 car garage pool homes under 200K in the Venice area. During my search with my customer I've done some research looking at similar sold properties this calendar year to find a couple on fresh water lakes under 200K. These are homes with good sq' living space on central water and sewer. Outstanding opportunities for a town on the Gulf of Mexico.

Summer in South West Florida

Finally some much needed rain has been falling in the Venice area for the past month. Making for a typical humid hot summer weather pattern. This summer pattern brings the much anticipated Tarpon (Silver King) to the area up and down the beaches. I have seen more tarpon than ever but have had very little luck hooking one this year. On the other hand my friends call me on almost a daily basis just to let me know about the days amazing catch of multiple Tarpon. I will not give up!

Venice Waterfront Real Estate

As predicted buyers are here and buying in the summer while prices are very attractive. Many are looking at waterfront condos on the beach. I've been part of and seen great opportunity to place buyers in condos with direct Full Gulf of Mexico frontage in the $400,000 range. Today in the Venice Area Hot Sheet is a Salt Water Canal Front home with quick access to Gulf of Mexico under $400,000. This is boat in the backyard and walking distance to beach location.

On the low end of the market I'm seeing homes priced below $100,000 in the Venice Area again. Lenders want buyers to know that 100% financing is available through FHA programs with excellent rates and they will look at buyers with less than stellar credit. If your searching for Bank Owned properties just Google the Big name lenders in the industry and look for their REO department. Most of them post their foreclosure properties online. The number or sales taking place this summer have many in the industry calling this moment in the cycle the bottom and the beginning of stability in parts of Sarasota County. I spent this past weekend with buyers looking for 2000 built or newer condos in the Venice Area. Amazing Lake view condos with 2bed 2bath huge lanai and vaulted ceilings priced in the 160K range and below. Opportunity knocking in Venice directly on the Gulf of Mexico.
